This office building is located in an area of rising property value due to its proximity to Puerto Madero. Work began with demolition of an existing three-story industrial building which occupied most of the property. The new building is built between two dividing walls and has a basement parking lot, mixed-use ground floor and eleven upper floors for offices. An open floor plan allows for each floor to be subdivided into two offices if so desired. During demolition, CRIBA worked closely with the designing architects on value engineering to optimize executive project documentation. This turn-key project had a 21 month deadline and required the use of various high-precision cost-effective construction solutions. Work done included: site excavation, structural calculations, building of the reinforced concrete structure, wet masonry, sheetrock wall and ceiling installation, floor and wall tile installation, joinery work (wood, metal and glass) , curtain-wall aluminum framework, general paintwork and outdoor landscaping work. The following installations were also performed: electrical, communications, plumbing, natural gas , thermo-mechanical, fire and elevator.
